Recycling is the law in New York City for all residents, agencies, and institutions that receive DSNY sanitation collection. It is also one of the simplest and most effective ways you can reduce your carbon footprint. Watch and learn what can, and can’t be recycled in NYC.
DONT FORGET TO SIGN UP! THE SIGN UP SHEETS ARE LOCATED ON THE FIRST FLOOR NEXT TO THE ELEVATOR.
Our recent Shareholders Meeting last month was very productive and we would like to thank everyone in attendance.
We are excited to share the minutes regarding our future projects!
There are a number of future projects needing to be addressed including elevator upgrades to comply with NYC regulations effective in 2025, the laundry room is always a concern and facing a number of significant hurdles, gas lines and upgrading windows. Upgrades are required in order to meet new elevator regulations; the cost is not known at this time nor how extensive the modifications may be required. The feasibility of installing solar panels on the roof is being explored in an effort to meet future City requirements for building efficiency and reduce the carbon footprint. A company is being hired to analyze our energy consumption so we can meet the standards and avoid a $7500 fine should we not. The hurdles for our laundry room are significant as well...it was present in the building when we turned into a co-op, but never had a certificate of occupancy as required by the City. To upgrade the amenity, there’s a possibility we could convert the gas dryers to electric since upgrading the gas lines would no longer be approved. Recognize the fact that the companies providing machines are not overly enthusiastic at a building with just two dryers and few washers for their bottom line....so they’re not knocking down our doors. Re the situation with gas lines, the City now requires the lines be inspected every four years to detect possible leaks.... happily, the inspection was just completed and we passed. Had we not, gas may have had to be shut off, leaving most without working stoves and the necessity of a time consuming and expensive upgrading of electrical service. This situation will continue to be monitored and, in the meantime, shareholders are encouraged to cap off their gas lines and convert to electric during renovations to apartments.
The insulated windows in the building are over 30 years old and replaced the old casement style windows. As part of the effort to increase the energy efficiency of the building in tandem with new regulations from the City, window replacement companies will be providing estimates and their recommendations with upgrades. However, before the window changes, some apartments need new screens and since they’re relatively inexpensive, please advise management should you need them and they will be provided at no cost to the unit owners.
Throughout NYC, there’s been a substantial increase in the rodent and insect populations due to a number of factors including a cutback in the pest extermination operations by the City, reduced Sanitation collection operations, increased food available to them due to more people eating at home and disposing of their waste on site and affecting us directly, the commercial eating establishments on our ground floor. To deal with the situation, we’ve hired an additional exterminator to visit apartments and treat them with a pesticide. Unfortunately, fewer than a third of residents avail themselves to this service and even when signing up on the sheet adjacent to the elevator, are frequently not home. The trash chute has been deep cleaned several times this year, but it’s difficult to remove fresh pasta dumped down and adhering to the brick walls of the chute. Recycling is great for the environment and required by the City, but please remember to make an effort to place appropriate items in the proper receptacles.
A FULL REPORT WILL BE COMING SOON! THANKS TO OUR BOARD WHICH IS ALWAYS WORKING ON IMPROVEMENTS!
