It is always important to have as many owners attend as possible and we are hopeful that the digital format will encourage this attendance.
Elections to the Board will be held by e-mail. At the conclusion of the meeting a ballot will be sent to the attending shareholders. The existing Board has expressed a willingness to continue serving on the Board. However, any shareholder can run for the Board. If you are interested in running for the Board kindly email your intention at least 3 days prior so that your name can be added to the Ballot. Names can also be added on the night of the meeting although prior notice is strongly recommended.
The purpose of the meeting is to elect a new Board of Directors, and any other business that may properly come before the meeting. If you are unable to attend, kindly complete the enclosed proxy and return it to our office by: mail, e-mail or in person. Note that we cannot have a meeting unless the majority of shareholders are present in person or by proxy so kindly return the proxy as soon as possible.

Earlier today, we informed you of the boiler going down. Mechanics were dispatched and, upon inspection, they found internal components of the boiler that need to be replaced. This is a sizable job. They will begin working Sunday morning and it is expected to be completed Monday afternoon. You may hear noises in the radiators while the work takes place.
Unfortunately, the building heat will be off until the work is complete.
Be aware that the hot water system is separate and working.
We apologize for any inconvenience and appreciate your patience while this necessary repair takes place.

In effort to boost the safety and security of all residents in the building, the Board of Directors has approved the installation of smoke/carbon monoxide detectors for each apartment and has scheduled 3 dates for installation. These have 10-year sealed batteries.
Richard Younger & his crew will be installing them.
The sign-up sheets are on the first floor near the elevators. The dates are as follows:
Friday, May 5th, 12:00pm - 4:00pm
Monday, May 8th, 12:00pm - 4:00pm and
Saturday, May 13th, 12:00pm - 4:00pm

The repair was completed today. Additional work is needed and will be performed at a later date - to be announced. Residents are instructed to run their kitchen and bathroom water lines to evacuate scale or rust that may have been dislodged during the shutdown.

Due to a plumbing emergency, a repair will take place Tuesday, January 17th, 2023, starting at 2:00 P.M. and ending at approximately 6:00 P.M. The cold and hot water supply to the entire building will be temporarily turned off. We understand this will be an inconvenience to many residents and appreciate your patience and thank you for your cooperation.

As the holiday season is upon us, there will be an increase of packages and shipments delivered to the
building. Please be mindful to pick up all packages in a timely manner as the package area must not
become obstructed with boxes and packages. This is not only a trip hazard to all, but also becomes a
temptation to passing “Package Pirates”. As more residents shop online, space to accommodate daily
deliveries becomes very limited if previous shipments remain.
Additionally, it is extremely important that food packages be picked timely and not remain in the package area.
A report was received that a rat was sighted in the basement garbage area over the Thanksgiving
weekend. An exterminator visit was scheduled and after the basement was surveyed, traps were
installed. The exterminator will return in a few days to determine the next round of treatments needed
based on the results of the first treatment.
As you may be aware the vermin issue is a city wide problem. In order to prevent this at 70 Clark Street
we need residents to inform management if they encounter any so that we can treat it immediately.
We are fortunate not to have been as impacted as other buildings. In order to better control this we
remind all residents must take their own trash / garbage out regularly in tightly sealed bags. Trash must
not be left outside the apartments, in hallway areas (including the chute closets) or any other common
areas. Additionally, food containers should be rinsed out before being disposed.
Trash must not be allowed to drip or come apart while being taken down to the trash area and must be
placed inside receptacle cans. Leaking or untied bags will attract unwanted pests and create additional
cleaning problems. Only if the trash cans are overflowing, should bagged trash be placed neatly in front
of the cans.
Care should be taken so that bags do not break or tear which, in turn, create a difficult mess for the
building staff to clean and create an unpleasant / unsanitary odor and attract unwanted “visitors”.
Special care should be taken when handling cat litter or any product used in litter boxes. Please be sure
to secure cat litter in plastic bags and place it within trash cans.
With the cooperation and help of all residents, we can continue keeping this building an enjoyable place
to live.

In light of the latest IMPORTANT information regarding the dangers of lithium batteries, as posted by Management just last week, the board has decided to ban them entirely from the building. We feel this is a small step to take that could potentially prevent a disaster. This is one of the changes in our house rules. (section 42).
The other change regards smoking and other odors in the building. (section 21)

RE: Lithium Batteries
Lightweight lithium-ion batteries have become industry standard for e-bikes & scooters. If properly cared for, these power-packed batteries are not inherently dangerous. However, lithium batteries contain a highly combustible electrolyte fluid that can catch fire if the battery is overheated, damaged, or otherwise faulty in its construction. This can create a chain reaction that causes the battery to explode and start a fire. The fire can be especially damaging where the origin of the fire is in a space housing multiple batteries, like a bike shop or a bike storage room.
Common causes of lithium battery combustion include:
Manufacturing or design flaws
Damage to the battery causing the battery to short
Exposure of the battery to intense heat
Using the wrong charger to charge the battery
The frequency of fires involving the e-bike & scooter batteries is rising. Between January and early May 2021, the New York City Fire Department (FDNY) reported (18) such fires. This year, the New York City Fire Department (FDNY) has investigated (70) such fires, including one fatal blaze.
At Adventure Properties, Inc., we take fire safety and fire protection in our buildings very seriously. This memo is intended to provide you with information on e-bike & scooter lithium-ion battery safety.
Tips for Avoiding E-Bike Fires:
Avoid leaving an E-bike & scooter battery unattended during charging
Always use the battery charger and power adapter that were provided by the manufacturer
Avoid purchasing/charging/using used batteries or chargers
Always follow the manufacturer’s instructions for charging and use
Keep the battery away from flammable materials and/or liquids

There have been numerous fires in the neighborhood this year, some of which have sadly displaced people from their homes.
In an effort to improve fire safety at 70 Clark, the Board has decided to purchase and install a new smoke/CO detector for each apartment, free of charge!!
Will we advise the details shortly and provide a sign-up sheet in the lobby.

Let's keep the recycling and garbage area tidy. Each green bin is marked with a sticker saying which type of material goes in it, either paper or glass/plastic.
There are signs on the wall behind the bins with more detailed information (and pictures!) of what can and cannot be recycled.
Any garbage that does not fit in a garbage chute should be placed in one of the black garbage bins in the basement.

EFFECTIVE IMMEDIATELY THE LAUNDRY ROOM IS
We are pleased to announce the laundry room renovation is almost finished. A small number of details need to be completed; however,
the machines are operational and ready for use.
The new machines will operate by way of laundry cards. 70 Clark Tenants Corp has arranged for the new cards to be pre-loaded with a $25.00 value however, due to an oversight the cards were delivered with a $5.00 pre-load. New cards with a $20.00 value are being sent to the building and should be available shortly. Residents will therefore be given two laundry cards ($5.00 + $20.00).
The $5.00 cards are now available for pick-up at the management office between the hours of 3pm and 6pm, Monday thru Thursday. Residents will be asked to present a photo ID at the time they pick-up and sign for their card. Information on how to refill the cards will be included.
We thank all residents for their patience during this period.

Yesterday afternoon a tenant informed management that there was a strong gas odor on their floor and that they had called National Grid.
Management advised them that they would call someone with a gas detector to come and inspect.
A call was immediately made to Richard Younger (super) who came within minutes to inspect.
He found that there was no sign of a leak in the building but it was actually coming from another tenants stove that was malfunctioning.
The stove was shut down and the shareholder of that apartment was contacted to repair/replace the stove.
We are happy to report that National Grid did eventually come to inspect and found no signs of leaking gas anywhere.
Thursday, May 12,2022.
Yesterday some members of the board and the management company, Adventure Properties, were made aware that the Clark Street facing windows of three apartments were damaged by unknown objects, some dating back a couple of weeks ago, and another on Tuesday evening.
Due to the serious and potentially dangerous nature of this matter the board called the police to investigate. A squad car was sent the officers took an initial report. The precinct later sent a ballistics unit to further examine the damage, which at this time is is suspected to have come from a BB pellet.
If a window in your apartment is struck, PLEASE call 911 immediately so police can investigate. Please then contact Adventure Properties at 718-488-9430 so they can keep track of the situation and keep the board up to date. The board is cooperating with the police during this ongoing investigation.
As you all know, the laundry room reno is a project currently in the works!
We are in the process of getting proposals for new machines, layouts & upgrades.
We are looking forward to reporting our progress on what we think will be a fabulous improvement!
